- Feasibility and Conceptual Studies
Site and zoning analysis, massing and conceptual design studies to review lot and property feasibility to develop construction projects. - Site Analysis
Thorough contextual analysis of the development site, building codes, and zoning regulations to ensure that the project blends with its environment and existing structures. - Project Design
Site analysis, conceptual and schematic design, programming, design development, construction documents preparation, and construction administration. - Bid Process
Management of all construction bid phases including developing the RFP, compiling the bidders list, evaluating responses, and making recommendations to engage a general contractor. - Construction Document Preparation
Detailed, highly accurate contract drawings to ensure that all project team professionals (mechanical engineers, plumbers, landscape design, etc.) understand and follow the same design specifics in order to produce a highly-coordinated set of contract documents that facilitate and speed the construction phase and minimize errors and the expense of change orders. - Construction Administration
Provide project oversight to ensure that everything is built according to the design documents, keep track of the project’s progress, review samples to ensure material specifications are upheld, answer questions, and troubleshoot issues that arise during construction. - Agency Approvals
Handles the required but time-consuming process to file, resolve objections, and receive approvals from city and state agencies such as the NYC School Construction Authority, NYC Dept. of Buildings, NYC Dept. of Health and Mental Hygiene, and NYC Dept. of Housing Preservation & Development. - Compliance
Detailed analysis of applicable building code and zoning regulations to ensure compliance with city and state building requirements.
